What’s included in the rent?

All of our college properties include:
  • 24-Hour Maintenance
  • Heat/electricity
  • Hot water/sewage
  • FREE Washer/Dryer
  • FREE flat screen TV in living rooms
  • Off-street parking
  • Garbage pick-up
  • Lawn care
  • Snow removal
  • and other great perks

What about furniture?

Our college properties are not fully furnished, but each includes a flat screen TV in the living room, a washer/dryer, oven/stove and refrigerator. To learn about our fully-furnished student housing, please visit please visit www.PLSuites.com

Are pets allowed?

No, pets are not permitted. Unfortunately due the damage and allergies caused by animals, we do not allow pets. (But fish are OK!)

◆ Convenient Costs and Leasing Agreement

How much is the Security Deposit? When is it due? Is it refundable?

A “hold” of one month’s rent is due upon signing. The hold becomes the Security Deposit when you move in. Once a full move-out inspection is completed and assessed, the hold is returned.

How much is rent? When is it due and how is it paid?

Rent ranges from $425-$490 per person per month. Smaller apartments which use less electricity and water are less expensive than our larger properties. We offer a variety of convenient payment options.

Why does everyone living in the same house need to sign one lease agreement?

Our lease agreements are designed to protect everyone involved. All renters are equally responsible for the entire apartment or house.

What if one of the tenants stops paying rent? Does that make the other tenants responsible for paying more than their portion of the rent?

On the rare occasion when a tenant becomes late on rent, we will work diligently to resolve the issue with that specific tenant.

◆ Maintenance Service

What happens if we need something fixed in the house?

We provide routine maintenance service via a convenient request form on our website. Upon request, we will schedule time for our maintenance staff to remedy the issue.

We also offer 24/7 emergency maintenance service.

Our professional maintenance staff is on call Monday – Friday, 7:30 AM - 3 PM. For after-hour emergencies (heat, power, flooding, etc.) please call our 24/7 Emergency Answering Service at 315-341-0004.

For non-urgent requests, please complete the routine MAINTENANCE REQUEST FORM.

What is considered an emergency and how is it handled?

An emergency is any heat, power, or water issue. (if the heat stopped working in winter, if the power goes out, water leaks, etc.) Our residents are provided with an after-hours emergency hotline service who will contact our maintenance and management staff immediately to address the issue quickly.
